CEO & Managing Partner

Vasily Makarov is the CEO and Managing Partner of IRM Builders Group, as well as the Managing Partner of the MRL Project Management Group of Companies, specializing in real estate development and project management. At IRM, he is responsible for shaping the company’s overall strategy, driving business development, negotiating key professional service agreements, and overseeing comprehensive financial management.
With more than 30 years of international experience in real estate and construction, Mr. Makarov has successfully delivered nearly 80 million square feet of industrial, commercial, and residential projects. He holds an engineering degree and is recognized for combining technical expertise with strategic leadership in large-scale development projects.

Kudrat Rakhimoff

Managing Partner & VP of Operations

Kudrat Rakhimoff serves as Managing Partner and VP of Operations at IRM, and as Managing Partner of the MRL Project Management Group, specializing in real estate development and project management. At IRM, he oversees all construction operations, ensuring projects are delivered on time, within budget, and to the highest quality standards.
With over 20 years of experience in construction and real estate development across diverse property types, Mr. Rakhimoff has successfully led projects exceeding $150 million in the NYC region. Prior to IRM, he held the position of VP of Construction at DND Construction and DCD Group, gaining extensive experience in managing large-scale residential and commercial developments.

Alla Makarova

Chief Financial Officer (CFO)

Alla Makarova oversees the financial strategy and operations for IRM Builders Group and MRL Project Management. She is responsible for budgeting, financial planning, risk management, and reporting, ensuring the company’s financial stability and long-term growth.
With extensive experience in corporate finance and project accounting, Alla has successfully managed multimillion-dollar development and construction projects, optimizing financial performance while supporting strategic decision-making across all business units. She plays a key role in investor relations, capital planning, and financial governance, contributing to the overall success and sustainability of the company.

Andrey Gaidukovich

Project Manager

Andrey Gaidukovich oversees construction and development projects from inception to delivery, ensuring timely execution, budget compliance, and superior quality. He acts as the central point of coordination between clients, contractors, and internal teams, driving operational efficiency and maximizing project value.
With extensive experience in both residential and commercial developments, Mr. Gaidukovich has successfully managed large-scale projects valued at tens of millions of dollars, demonstrating strong leadership and expertise in complex, high-stakes environments.

Irina loffe

Head of Design and Architecture

Irina Ioffe architectural practice is built on a foundation of thoughtful design, careful listening, and enduring client relationships. She approaches each project with a deep attention to detail and a belief that architecture should reflect the people who inhabit it. No two clients are the same and neither are their homes.
Irina received her Masters of Architecture from the Belarusian Polytechnic Institute in Minsk before moving to the United States with her family. Soon after, she joined the prominent Long Island firm Mojo Stumer Architects, beginning a long and diverse career in high-end residential architecture.
Over the years, Irina honed her craft at several respected firms, and in 2000, she joined Granoff Architects. There, she became a partner in 2006 and led a range of prestigious residential projects across the country. She designed villas, châteaux, English country estates, Neoclassical mansions as well as modern farmhouses, Arts and Crafts and Shingle style homes. Her work is distinguished by a deep understanding of Classical design principles and proportions, rigorous attention to detail, and a passion for thoughtful craftsmanship.
In January 2025, Irina launched her own architectural practice, bringing decades of experience, refined expertise, and a client-centered approach to each project.
A licensed architect in the States of New York and Connecticut, professional member of the American institute of Architects and Institute of Classical Architecture, Irina is also an avid traveler and lifelong student of global architectural traditions.

Natalia Wixom

Head of Marketing and Sales, IRM Group

With over 25 years of experience in real estate, Natalia Wixom leads the marketing and sales division at IRM Group.
At IRM, she is responsible for developing and implementing sales strategies, managing marketing campaigns, and overseeing client relations, ensuring successful project launches and maximizing value.
Core Competencies at IRM: Marketing strategy and sales management, Residential project market positioning, Client relationship management and negotiations, In-depth knowledge of both local and international markets.
With more than 25 years of real estate expertise, Natalia Wixom has consistently ranked among the top agents in Westchester in 2020, 2021, 2022, 2023, and 2024. Known for her exceptional client service and strong negotiation skills, she assists buyers and sellers throughout Westchester County (NY), neighboring counties, and Connecticut.
Natalia’s passion for real estate is rooted in her belief that a home is both a place of happiness and a personal sanctuary. Fluent in both Russian and English and with diverse international experience, she easily connects with clients across different cultures. Based in Chappaqua, she is deeply committed to her profession while also actively pursuing CrossFit, art, fashion, interior design, as well as collecting Soviet and 20th-century art, music, opera, and ballet.
